I've been building and monetising websites for over 20 years and I've bought and sold a few along the way. I'm here to share with you the SEO knowledge, hints and tips I've built up over the years. It's me, ed Dawson, your host, as usual, and today I'm going to be looking more in depth at rank and rent call tracking. So, just to recap the rank and rent model, this is one where you build a site that targets a service provider in a certain area. So, for example you know the classic example is plumbers in a city or a town, so you might be targeting plumbers in Manchester, for example. So you're going to build a website where you're going to advertise plumbing services in a particular area, and you're obviously yourself. Your plan isn't to provide plumbing services yourself. What you're going to do is you're going to sell any leads that generate from this website to an actual plumber in the area who can go and service those leads, and you will sell those leads, either as a cost per lead, so they'll pay you for every lead you send them, or they're going to just try. You're going to charge a flat fee and send them all, or they're gonna just you're gonna just charge a flat fee and send them all the leads per month, just for that one flat fee. So essentially, you're working using your skills in website creation and lead generation and online marketing to provide leads to a busy service provider who just doesn't care where those leads come from. They just want leads. They don't have the time or the skills to set up a site that can compete in a way that you could. That's the theory anyway. Now, the majority of leads that get generated by these types of sites because they're local leads, because they're going to sort of trades, people and that kind of like local service provider they tend to be via phone leads. So what you're going to have on your site is a phone number to call. Now, obviously you don't want to just put the service provider's direct number on the site and you could do, but obviously you've got a problem there, as in a people, people are going to call that number and you're not going to know that those calls have been made. So you've got no way of judging whether a lead's been generated by your website and the service provider themselves aren't going to know where that call's come from. They're not going to know that this lead was generated by their website, because they'll have their own advertising out there more than likely, or people will be showing their number and you know, like that word of mouth sort of generation, sort of lead generation that most service providers will probably be relying on. They will. They won't know that this call has come from your site. So people are only going to rent off you if they know there is value there, if you can demonstrate that you're actually generating calls.

So what you need is a call tracking system and obviously there are some key things you need from this. Obviously you need telephone numbers. So you need to be able to get a telephone number that will be able to transfer those calls to wherever you want them to go. To transfer those calls to wherever you want them to go to, and ideally you want that telephone number to be a local area code to the area that you're targeting. Okay, so we get a telephone number that we can then forward on to whatever other telephone number that we want. So that's part one.

Part two is, obviously we want to be able to demonstrate to whoever's receiving the call that this call is coming from your rank and rent site and not just from some third party or some recommendation or just someone calling the number straight away, which is where you want something called a whisper message. Now, a whisper message is what the person receiving the call will hear. So essentially, what happens is the customer will phone the number from on the website because they're after a plumber. You have forwarded that call to another number. You'll say your system has forwarded that call to the number of the plumber. The plumber's phone rings, the plumber picks up the call and the first thing they hear is this call has been forwarded from rank and rank and your rank and rent website. So they get a little message saying and you can, you can define what you can define whatever this message is yourself. So potentially, you make sure that that plumber hears a message that this call has come from yourself. You know your lead generation, so they know it's a lead-generated call. So again, you're demonstrating your value to them there with every call they get through this site, obviously the person who's calling doesn't hear this. All they hear is the ring, ring, ring, ring and until the plumber's heard that call, and then it will put the call through to the plumber and they can deal with the lead as they want. So that's the first thing. So here we have, we've demonstrated to the plumber that we can generate them leads so they can see the value every time a lead comes in.

Secondly, we obviously want to be able to track these calls ourselves, because we want to be able to have the conversation with anyone who's renting from us about what kind of value we're providing for them. Especially if you're charging on a per lead basis, then you're going to need to track how many calls you're sending over a given time period so you know what to charge for those leads. And good tracking will give you time and date of the calls. Should be recording the calls or you need a service that will record those calls for you so you can listen to them. The whole training and monitoring purposes Because just being able to listen to the kind of calls that your service provider is receiving, you can then start to get a handle on what kind of problems that people are ringing up and trying to solve, which can help you with targeting future content and future campaigns potentially. So it's a really valuable source of what are the kind of problems that will generate calls for your service providers.

You also want some kind of you know voicemail and tracking system around that, because obviously people might call the number and you know the plumber might not pick up and you don't want that lead to be lost. So you definitely want a system which will be able to take a voicemail and then email a transcript or an audio file of that call, that voicemail to the plumber to yourself, have it tracked in a central place, and an ideal machine obviously also wants to be able to allow the service provider themselves to have a login to be able to see the tracking and be able to listen back to calls themselves. And lots of the call services that are out there that can provide this service for you have that ability so you can sort of set them up as an agent and they'll be able to log in and see calls from and the tracking for certain numbers, because obviously if you've got a number of rank and rent sites, you're going to want a system where you can have multiple phone numbers for different sites and you know you want to obviously be able to let people just come in and listen to the the calls and see the tracking from just the numbers that are related to the sites that where they're renting the leads from you. Now, obviously not every service provider is going to necessarily want to rent a site off you forever. They may decide, for whatever reasons, they might be retiring they might be so busy they can't take any extra leads, or they just might be fed up with you. For whatever reason. They might say no, I don't need you anymore and terminate the relationship. But's fine, these things happen.

So using a system like this means you can simply then just stop sending the calls to their number. You can just go into your back end, you can just change the number. You can just change the number that receives the calls um off to one of their competitors, um. So you know it means you retain control of the site. You retain control of all the leads. You're not essentially building leads, um, you know, building a site that someone else can then basically just say, no, I'm not going to pay any more and they'll still keep getting the leads. You know, basically you own the number that's public and then you decide where it goes. So that's another really important key thing.

Now this can also work a system like this for when you're trying to prospect for a new service provider to rent the website from you or, you know, rent the leads from you, because obviously the hardest thing is demonstrating to people that you can provide them leads, especially if you've got no existing relationship and you need to find somebody in an area to provide a lead. So you're trying to find a plumber, you've got no existing relationship and you need to find somebody in an area to provide a lead, so you're trying to find a plumber in Manchester to buy leads from you. What you can do is you can just start sending them leads for free. You don't even have to contact them in the first instance. You just need their number. You can plug their number in, but you've got that whisper message that comes up at the start. Remember I mentioned that whisper message at the start of the podcast. That's where when the call is routed through to the plumber, when they answer the phone, they'll get a whisper message at the start that says this call is coming from xyz place.

Okay, so if you're a plumber and you start getting leads coming through to you saying, hi, this lead has been generated by xyz. And then a lead comes through someone's talked to them and starts asking them for, you know, for work, and you know it might turn into into into a job for them. Okay, you do this a few times for them and then you ring them up yourself and say, hi, said here from xyz, rank and rank and rent or whatever you call your company. Uh, we've been sending you leads and you obviously can go back and listen to those logs, so you'll be able to listen to the logs. You would say, oh yeah, you know, mrs Brown, she called you up last Wednesday. She spoke to you about, you know, the leaking sink that she got and you arranged to go around and see her that day. You know, we generated that lead for you and that lead's on us. It's free at this time. Okay, you know, we're not don't want anything for the leads we've generated for you.

Now, this is we just wanted to demonstrate to you how we can generate leads now. If you want to carry on with getting things like this, then this is how we work. This is our charging schedule. This is what you do. Would you like to um, you know, talk about this further? Would you like to sign up? Then you've got their attention because you've already provided value for them. You've already proven to them that you can generate leads and they're going to be interested, much more interested than if you were just ringing around a plumber saying hi, I'm ed from xyz rank and run company and we can provide you leads, and this is the cost. And you've not demonstrated to them at that point anything. They're just you could be anyone. How do they know it's going to work? They're not going to pay you up front for anything like that. I'm going to rent straight away. So doing a system like this where you can use it to prospect, you know, to send out to potential people who might rent off you, is really valuable and it's a definite foot in the door as compared to going out there cold. So yeah, just something else to add there. Now, if this sounds complicated, don't worry.

Loads of services out there that do these kind of um call tracking and phone number generation services. So they're all you know. You're starting from probably about 20 a month and for basic services, um, which isn't a lot, the amount of functionality you get, and especially once you've got a site being rented out. That is peanuts. One that I've been looking at is CallRail. That works in the US, canada, australia, uk. There are various about and in different countries. So, depending on where you are, do look at a service provider that can do this. That's based in your country, but there are plenty about.
